Owners Responsibilities

  • Repair of Interior Walls, Doors, Floors

  • Interior Plumbing/Water Heaters

  • A/C or Heating repairs and Maintenance

  • Washer/Dryer and Kitchen Appliances

  • Yearly Backflow Testing

  • Replacement of mailbox keys or locks (Locksmith) 

  • Additional (other than basic) cable, Phone, Internet Services 

  • Installation of Hurricane Shutters unless other permanent protection is in place

  • Electrical Feeds or Fixtures

  • Screen Enclosures

  • Screens over Doors and/or Windows

  • Cleaning of Dryer Vents on Roof or side of Buildings

  • Water Inlet on/off control outside building

  • Window Treatments in approved color on all exterior windows of building

  • Changing batteries in smoke detectors and annual testing

  • Changing batteries in garage door openers

  • MUST Report ANY design changes with Design Review Committee
